Movie Theater Conversion

We were contacted by a client about plans to convert a vacant grocery store into a movie theater. We performed a site visit, and identified a number of concerns with the proposed conversion. One of the steel building columns was laterally braced by a mezzanine floor that was scheduled to be removed. We designed a reinforced concrete column encasement system to provide the required strength to the column without having to remove and replace the column or provide shoring during construction. The client also had one building column located in the middle of the proposed theater. We designed a long-span beam system to allow removal of the column without the need for temporary shoring during construction, saving the Owner from a significant expense. We also designed a load bearing light-gage framing system to support the projection mezzanine.

We performed construction administration. During the process, we dealt with a number of construction errors that required additional analysis and modifications to the design.
